Browse CollectionsLuxury Vinyl Tile (LVT) is water-resistant right through the plank, warm underfoot and exceptionally hard-wearing. Modern LVT convincingly mimics real wood or stone while shrugging off spills, scratches and heavy footfall, and it is quiet and comfortable to walk on.
With more homes let here than a decade ago, a floor that can be taken up and refitted without damage earns its keep, which favours click-fitted LVT or laminate over anything bonded down. In the purpose-built flats around Riverside and Laleham, sound transfer between homes is the other question.
It is the smart choice wherever moisture and traffic are a factor, and clicks together quickly for a clean, seamless finish. Low ground near the river keeps a slab damper than higher ground does, and that load sits there all year rather than on the day the water comes up. Meter the subfloor first: the reading, not the room, settles whether a timber floor is sensible.
Ownership has slipped here over the past decade while private renting has grown, a shift that Heathrow on the doorstep goes a long way to explain. The housing is semi-detached, purpose-built flats and terraces across TW18 and TW19, rather than detached, and a fair share of it is let. Against that backdrop, lvt vinyl flooring is the natural fit for kitchens, bathrooms, utility rooms and busy family spaces.
A quick tour through a typical Staines-upon-Thames home:
Homes let around Stanwell and the Heathrow Villages: No town we deliver to has shed owner-occupiers as fast as Staines, and the pull of Heathrow accounts for most of the private renting that replaced them. Tenancies near the airport are short, so a landlord wants LVT that survives repeated moving in and out.
Ground floors in the Thames flood plain: Where a TW18 home stands in the flood plain, how the floor is fixed down matters more than what it is made of. A floating floor with removable skirting lets the room be dried and the same SPC boards put back; adhesive takes that option away.
Kitchens in Egham Hythe and Ashford North: In Spelthorne the semi-detached house leads the stock, and its kitchen sits at ground level, precisely where the river risk lies. A soaking does far less to porcelain tiles than to any timber board, though a slab that has been under water needs testing before tiling.
Rooms in a purpose-built flat: Flats make up a large slice of the Staines stock, and a home above ground level trades the flood question for an acoustic obligation to the household below. A dense underlay under engineered wood handles footfall in a way a thin foam roll never manages.
LVT Vinyl Click-Lock · Click-lock LVT is laid without adhesive, so a landlord can lift and relay it between tenants, and it wipes down after spills.
