Engineered Wood vs Laminate: Which Should You Buy?

These are the two floors most UK buyers shortlist, and the honest answer is that both are excellent at different jobs. Engineered wood gives you a real oak surface that ages beautifully and adds value to your home. Laminate gives you a convincing wood look at a fraction of the price, fitted in a weekend. This guide compares them where it matters, so you can decide in one read.

What each floor actually is

Engineered wood is a sandwich: a real oak wear layer of 2 to 6 mm bonded to a multi-ply or HDF core. From above it IS solid oak, with all the grain, knots and texture, but the core makes it far more stable than solid timber, so it copes with modern heating and concrete subfloors.

Laminate is a high-resolution photograph of wood sealed under an extremely tough melamine overlay on an HDF core. Modern boards emboss the texture in register with the print, so good laminate looks convincing from standing height. The giveaway is repetition: the same board pattern recurs, and there is no real grain under your hand.

Durability and everyday life

For pure scratch resistance, quality laminate actually beats oiled wood: the overlay is engineered to shrug off claws, chairs and grit. What laminate cannot do is recover. Once the print layer is damaged or the edges swell with moisture, the board is finished and must be replaced.

Engineered wood scratches like any real wood, but that is also its advantage: light wear blends into patina, oiled boards can be spot-repaired, and lacquered floors can be professionally sanded and refinished once or twice. A 20-year-old engineered floor can look better than a 5-year-old laminate.

Cost: the full picture, not just the ticket price

Laminate wins on day one: supply from around £15 to £35 per m² and faster, cheaper fitting. Engineered oak typically runs £40 to £80 per m² supplied, more for herringbone or wide planks.

Over 20 years the maths tightens. A laminate floor replaced once costs double the material and double the fitting, while an engineered floor is still on its first life with a refinish in reserve. If you plan to sell, buyers and estate agents consistently treat real wood as a premium feature; laminate is neutral at best.

Rooms, heating and practicalities

Both floors are happy in living rooms, hallways, bedrooms and dining spaces. Both work over underfloor heating when you choose UFH-rated boards and follow the manufacturer guidance. Kitchens are fine for both with prompt mopping habits; for bathrooms we would steer you to LVT or porcelain tiles instead of either.

If you rent the property out, laminate’s replace-not-repair economics can suit a hard-worn rental. If it is your own home for the next decade, the case for engineered oak strengthens with every year you stay.

Common questions

Is engineered wood worth the extra money over laminate?
If you plan to stay in the home for five years or more, usually yes: it lasts roughly twice as long, can be refinished instead of replaced, and reads as real wood to buyers. For short-term or rental use, quality laminate is the pragmatic choice.
Can you sand and refinish laminate flooring?
No. Laminate has a photographic print layer with no real wood above the core, so once it is worn or damaged the board must be replaced. Engineered wood with a 2 mm or thicker wear layer can typically be sanded once or twice.
Which is better over underfloor heating?
Both work when rated for underfloor heating. Engineered wood is the more stable real-wood option; with laminate, check the manufacturer explicitly approves UFH and keep the system within their temperature limits.
Do engineered wood and laminate look different in real life?
From standing height, premium laminate is convincing. Up close and underfoot the difference shows: real grain texture, unrepeated boards and the warmer feel of oak. Ordering a sample of each is the quickest way to judge it in your own light.
