Staines-upon-Thames is a name doing a lot of work: TW18 and TW19 run from Stanwell North and the Heathrow Villages across to Thorpe, Egham Hythe and Ashford North, and hardly any of that is the town centre. Two addresses in the same postcode can be different jobs entirely.
Ownership has slipped here over the past decade while private renting has grown, a shift that Heathrow on the doorstep goes a long way to explain. The housing is semi-detached, purpose-built flats and terraces across TW18 and TW19, rather than detached, and a fair share of it is let.
With more homes let here than a decade ago, a floor that can be taken up and refitted without damage earns its keep, which favours click-fitted LVT or laminate over anything bonded down. In the purpose-built flats around Riverside and Laleham, sound transfer between homes is the other question.
Engineered oak suits the owner-occupied semis, which are the larger part of the stock; where a flat around Stanwell is let and relet, the extra cost is harder to justify.

It is part of Spelthorne, a Surrey district. Staines has the sharpest ownership fall of any town on this list: down 4.5 points to 68.1% between 2011 and 2021, with private renting up 5.2 points to 17.9%. Proximity to Heathrow explains much of it. The other local factor is the river: parts of Staines sit in the Thames flood plain, and where a ground floor has flood history, a floor that can be lifted and relaid is worth more than one that is glued down permanently.
At the 2021 census, 26.4% of households in Spelthorne lived in a flat, maisonette or apartment and 72.9% in a house or bungalow — 19.7% of all households in a terraced house.
