Semis dominate Wigan borough, close to nine homes in twenty, with terraces at Ince, Hindley and Wigan Central and newer stock out at Standish and Aspull. Nearly every one of those houses has heating pipes rising through the ground floor to the radiators, and every one of them is a hole the new floor must pass.
Wigan is a proud former coal and mill town and a rugby league heartland, threaded by the Leeds & Liverpool Canal. Its housing stock spans Victorian terraces and interwar semis through to new-build estates, alongside the affluent, greener suburbs of Standish and Orrell. Buyers here are practical and firmly value-focused.
Laminate and LVT are the go-to choices across Wigan’s terraces and new-build estates, offering a realistic wood look with tough, affordable performance. In the smarter homes of Standish and Orrell, engineered oak adds genuine character while keeping the everyday practicality local families consistently value.
Houses account for 90.9% of dwellings in Wigan, semi-detached alone for 45.6%, and flats for just 9.1%. WN1, WN2 and WN3 serve Wigan Central, Wigan West, Winstanley, Hindley, Hindley Green, Ince, Abram and Standish with Langtree. Where nearly every address is a house, impact sound between separate dwellings rarely arises and attention shifts downwards: slabs of varying age, screeds that may or may not have dried out, and older suspended timber that needs its airflow kept clear. Owner occupation of 66.4% also means more of this work is long-term rather than turnaround, which tends to justify a full subfloor preparation stage instead of a quick overlay.
At the 2021 census, 9.1% of households in Wigan lived in a flat, maisonette or apartment and 90.9% in a house or bungalow — 26.1% of all households in a terraced house.
