One Southend household in eight lives in a flat converted out of a house, a share matched almost nowhere else on the south Essex coast. Those flats sit inside Victorian and Edwardian villas that were built before anyone designed for separating one household from another, and the floor is where that shows.
Southend’s housing spans grand Edwardian villas in affluent Leigh-on-Sea and Thorpe Bay, elegant Victorian terraces around Chalkwell, and a wave of coastal apartments overlooking the Thames Estuary. Period seafront homes and family suburbs attract commuters, downsizers and young families seeking space and sea air.
Engineered oak suits Southend’s period villas and estuary apartments, coping with coastal humidity far better than solid wood. For seafront flats and family homes near the beach, waterproof LVT and SPC handle sand, moisture and heavy footfall while keeping the warm, natural look homeowners want.
Handles estuary humidity while suiting Southend’s period villas and coastal apartments.

Shop rangeConversions are unusually prominent in Southend-on-Sea: 13.1% of homes are flats formed within existing houses, on top of 20.4% purpose-built, lifting the overall flat share to 36.1%. Chalkwell, Leigh, Milton, Kursaal, Prittlewell, Southchurch and Shoeburyness fall inside SS0, SS1, SS2, SS3, SS9 and SS22. Flats carved out of older houses are the awkward case: original joists were never sized for separate occupancy, leases frequently require a rated underlay, and floor levels drift where partitions were inserted after the fact. Private renting at 26.5% adds turnover to that picture, so a build-up that survives repeated tenancies, and that can be lifted without damaging the structural deck, is generally the sensible route.
At the 2021 census, 36.1% of households in Southend-on-Sea lived in a flat, maisonette or apartment and 63.8% in a house or bungalow — 17.0% of all households in a terraced house.
