For every home a private landlord lets across NE33 and NE34, a social landlord lets more than two. The private let is the exception in this town, and whatever a floor here is asked to do, it is more often an association or the council asking than an individual landlord.
Behind the semi-detached and terraced majority in NE33 and NE34 sit purpose-built flats, among them the Tyneside kind: two-door houses divided into one home upstairs and another below. Close to three homes in ten are socially rented, so a floor here has to survive changes of tenant.
Durability counts for more than finish in a home that changes tenants, which points at a well-specified laminate or LVT rather than a thin engineered board. Where one dwelling sits directly above another, impact sound insulation belongs in the specification from the start.
At Harton, where owners tend to stay put, engineered oak is worth the outlay; in a home that turns over between tenants it is more board than the job needs.
Shop rangeClick-lock LVT takes hard use, handles spills, and can be laid over an acoustic underlay in the split houses of NE33.
Shop rangeLaminate is a sensible specification for the rented stock here: hard-wearing, quick to replace, and cheap enough to renew when a tenancy ends.
Shop rangeSouth Shields is NE33 and NE34 — Beacon and Bents, Bede, Harton, Horsley Hill, Cleadon Park, Simonside and Rekendyke, West Park. It sits in South Tyneside, a metropolitan borough. Social renting here is 29.6%, the highest share of any town we deliver to — close to three homes in ten — with ownership at 56.6% and private renting only 13.2%. That profile points firmly at durability over finish: a well-specified laminate or LVT will serve a property that changes tenants better than a thin engineered board. South Shields also has Tyneside flats, the two-door houses split into an upper and a lower dwelling, where impact sound insulation is the first thing on the specification and not the last.
At the 2021 census, 20.3% of households in South Tyneside lived in a flat, maisonette or apartment and 79.6% in a house or bungalow — 27.4% of all households in a terraced house.
