Semis edge ahead of every other kind of home in OL11, OL12 and OL16, and detached houses are outnumbered by something like five to one. In practice that means a standard ground floor in an outer township – Milnrow and Newhey, Norden, Shaw – rather than the long open plan a showroom photograph assumes.
Cotton built the terraced streets here, and terraces and semis together account for most homes across OL11, OL12 and OL16. Renting has grown: private and social lets now cover nearly two in five properties. Under the terraces sits suspended timber, with a cellar below it in many streets.
Start at the joists – generations of plumbing have notched them, and that governs how thick a plank you can lay. Once the base is sound, Engineered Oak Wide Plank suits an owned terrace, while a click floor with a tough wear layer makes more sense in a let.
Engineered boards cope with the seasonal movement of a suspended timber floor, though notched joists in an older Rochdale terrace may limit how thick you can go.
Shop rangeWhere a landlord is fitting out a Rochdale terrace, click LVT can be lifted plank by plank, wipes clean, and takes the traffic between tenancies.
Shop rangeLaminate keeps a refit affordable across OL11 and OL16, but a springy suspended floor wants levelling and a proper underlay first, or the room will sound hollow.
Shop rangeRochdale covers OL11, OL12 and OL16 — Central Rochdale, Balderstone and Kirkholt, Healey, Kingsway, Milkstone and Deeplish, Castleton, Bamford, and out to Milnrow and Newhey. It is a metropolitan borough of Greater Manchester. Private renting rose 5.1 points to 18.3% between the two censuses and social renting is 20.9%, so nearly two in five homes are rented, against ownership of 60.3%. Rochdale is a cotton town and the terraces are the stock: suspended timber over a cellar in many cases, joists notched by generations of plumbing, and a base that needs attention before anything decorative goes near it. Check the joists before you settle on a plank thickness.
At the 2021 census, 12.8% of households in Rochdale lived in a flat, maisonette or apartment and 87.0% in a house or bungalow — 34.4% of all households in a terraced house.
