Mill towns inland, a resort on the coast, and a university city at the head of the bay – three different markets on one page. What they share is who holds the rented half. Private landlords own far more of it than councils and housing associations do, and that share has been rising through the last decade.

Terraced housing takes most of this work, close to a third of the homes in the inland towns and in the resort alike. The recurring condition is not one construction but an uneven base: patched where services were run, made good in pieces, hollow along the joist lines where the ground floor is boards. Levelling comes first; it decides the thickness that follows.
