Bedford is a house market — more than a quarter detached and a third semi-detached, with fewer flats than any of its neighbours. Ownership at nearly two in three households has held better here than in Luton down the road, and that changes who is choosing the floor and how long they expect it to last.
Bedford is a riverside county town of Victorian and Edwardian terraces, leafy suburban semis and expanding new-build estates on its edges: a broad stock that suits both engineered wood and waterproof LVT.
Engineered oak is popular in Bedford’s period terraces, while click-fit LVT and laminate dominate family homes, kitchens and rental properties.
A classic, characterful look for Bedford’s Victorian and Edwardian homes.

Shop rangeThe unitary authority of Bedford is served through MK40, MK41 and MK42, covering Brickhill, De Parys, Goldington, Harpur, Biddenham, Great Denham and the Kempston wards. Detached houses hold 27.8% of the stock and semis 33.0%, flats 18.4%, with an unusual 0.9% in mobile or temporary accommodation. Ownership has drifted from 65.7% to 62.7% since 2011 and shared ownership stands at 1.9%. Newer detached estates generally have solid ground floors, often with underfloor heating, which caps the tog value of any underlay and rules out thick felt entirely. Park homes are a separate case again: light timber decks that flex, so a thin, well-fixed board beats a heavy floating build every time.
At the 2021 census, 18.4% of households in Bedford lived in a flat, maisonette or apartment and 80.7% in a house or bungalow — 19.9% of all households in a terraced house.
