Browse CollectionsUtility rooms need a practical, hard-working floor that copes with appliances, water and muddy paws. Waterproof LVT and tiles are the obvious choice, tough, fully water-resistant and quick to wipe down.
Impact sound comes first in a conversion, so an acoustic underlay beneath LVT Vinyl Click-Lock or laminate does more here than the choice of species. Where a home changes occupants often, you are buying the wear layer rather than the look.
Both handle spills, heavy appliances and heavy use without fuss, keeping your busiest room looking smart and easy to maintain. A divided villa in Ellacombe heats by the week: one flat warm, the one beneath it shut and cold. Across TQ1, treat that floor as a boundary rather than a surface.
Semi-detached, terraced and detached houses take roughly equal shares of Torquay’s stock, and private renting is unusually high on top of that. Flats made out of divided villas: Torquay flats are largely Victorian and Edwardian villas cut into pieces, so the joists beneath them were laid when the building was one household. What happens on the upper floor arrives in the room underneath, which is why the underlay gets chosen before the engineered wood that sits on it.
Rooms that change hands by the week: Private renting in Torquay runs higher than almost anywhere we deliver to, the resort holiday lets add a turnover on top of that, and social housing barely features. In stock like that the wear layer decides everything and the species decides nothing, which means LVT.
Kitchens in a let: A holiday flat kitchen meets more different people in one season than a family kitchen meets in a decade, and none of them are careful with it. SPC takes dragged chairs and case wheels without denting, and it can be cleaned hard between guests.
Houses at Shiphay and Cockington: Away from the converted flats, Torquay has ordinary family housing at Shiphay, Cockington with Chelston and Barton with Watcombe, where nobody lives underneath and the floor answers only to the household. That is where engineered oak is worth money a let could not justify.
