Planned expansion built most of what stands here: a designated new town, and estates added to two older market towns on a scale that reshaped them. Houses dominate and flats are scarce, so the lease questions that govern the flatted counties hardly arise. Two unitary authorities cover the ground, which keeps building control in one office on each side.

Screed over a slab is the normal ground floor across the newer estates, and underfloor heating comes with it often enough to be assumed until checked: over a heat source an engineered board holds still where solid timber does not. The settlements the new building absorbed are the exception, pre-war and timber-floored, behaving like their age.
