Better than one home in three across DA11 and DA12 has its floor chosen by a landlord or a housing association rather than by whoever walks on it, and social renting here sits where the previous census left it. That changes the brief: hard-wearing, and replaceable a plank at a time.
The terraced stock here dates from the years when Gravesend and Northfleet were cement and paper towns, and it comes with suspended timber ground floors above an open void, frequently not level. Semi-detached houses account for a similar share of the town. Preparation decides how the finished floor sits.
Owner-occupation is the majority tenure across DA11 and DA12, which is the argument for spending on the subfloor as well as the surface. Engineered Oak Wide Plank rewards that order of work; laid over an unlevelled timber floor it will look no better than the base beneath it.
Oak carries a semi at Istead Rise or Higham well, but the suspended timber underneath has to be firm and flat before a wide board goes over it.

At the 2021 census, 20.2% of households in Gravesham lived in a flat, maisonette or apartment and 79.4% in a house or bungalow — 30.0% of all households in a terraced house.
