Eastleigh grew as a railway town and the terraces put up for the works sit on suspended timber, which keeps moving whatever goes over it. That favours engineered wood, made up in layers so it stays put where a solid board would cup, once the joists have been checked and the boards screwed down.

Ground floors at Chandler’s Ford

Chandler’s Ford is later building and largely solid underfoot, so a job a few streets from the railway terraces is a different one entirely. On a solid base the finished height is predictable and LVT can be bonded straight down, which suits a household that wants no movement underfoot at all.

Floors bought to stay

Private renting in Eastleigh moved less than almost anywhere we measure and ownership is high, so the floor gets picked by whoever will still be standing on it. That justifies solid oak where the base allows it, and a deep-layered engineered oak where it does not.

Kitchens

In a house held for the long term the kitchen is expected to look the same long after the chairs and boots have worked on it. The hardest surface here is porcelain tiles, which take heat from below without complaint, while SPC is the warmer answer when a whole ground floor goes down in one material.

Eastleigh covers SO50 and SO53 — Eastleigh Central, North and South, Bishopstoke, Chandler's Ford, Colden Common and Twyford, and Ampfield and Braishfield. It is a district of Hampshire. Ownership was 71.0% at the 2021 census with private renting at just 13.9%, up only 1.6 points in a decade — one of the smallest shifts we see. Eastleigh, like Darlington, grew as a railway town, and the terraces built for the works are suspended timber; Chandler's Ford is largely later and solid. Two different jobs, half a mile apart.
