Something like an eighth of Chesterfield lives in a flat, most of it purpose-built blocks across S40 and S41, and there the subfloor is not the question – the neighbour below is. Finished height, the acoustic layer that goes under the boards, and what the lease permits come first.
Semi-detached housing is the backbone of S40, S41 and S42, with detached and terraced homes filling in around Brampton, Brockwell, Hasland and Dunston. Ownership has barely shifted in a decade, so households are renovating in place rather than moving, and around one home in five is socially rented.
Because the work here is renovation, what is already down decides the product. Where the ground floor is slab, LVT Vinyl Click-Lock or laminate on a floating underlay keeps the finished height low; over levelled timber, engineered oak suits a Hasland or Brockwell sitting room.
A town that renovates rather than moves gets value from engineered oak: the same boards can be sanded and recoated when the room around them is done again.
