Woking has the highest detached share on this list, at three homes in ten, and more than one household in five in purpose-built flats — most of them close to the station. Two quite different jobs sit inside GU21 and GU22, and the right floor for one is rarely the right floor for the other.
Woking combines Victorian and Edwardian properties near the station with substantial family homes in Horsell, Pyrford and West Byfleet, plus large modern developments at Hoe Valley and Sheerwater. The 24-minute trains to London Waterloo, Surrey countryside setting and excellent schools drive consistent commuter demand at premium prices.
Wide-plank engineered oak in natural and warm tones is the signature choice across Woking’s family suburbs. LVT dominates the open-plan kitchens that feature in nearly every Woking renovation, while porcelain marble-effect tiles are increasingly chosen for premium kitchen-diners in Pyrford and West Byfleet.

Shop rangeDetached houses account for 30.5% of Woking's stock, yet flats run to 26.0% — a split visible between Pyrford, Horsell and Mount Hermon on one side and Canalside, Goldsworth Park and Knaphill on the other. GU21 and GU22 are the districts in scope, inside the county of Surrey. Purpose-built flats alone reach 22.7%, and private renting has climbed from 15.7% to 21.1% since 2011, so a fair share of work sits above someone else's ceiling: impact sound rating, not just the wearing surface, decides what may be laid. Larger detached properties pull the other way, with long uninterrupted spans where subfloor flatness and expansion gaps matter more than acoustics.
At the 2021 census, 26.0% of households in Woking lived in a flat, maisonette or apartment and 73.7% in a house or bungalow — 18.5% of all households in a terraced house.
