Browse CollectionsEngineered wood flooring gives you the authentic look and feel of solid timber with far greater stability. A real-oak top layer is bonded to a multi-ply core that resists the seasonal movement which affects solid wood, so it stays flat, performs beautifully over underfloor heating and lasts for decades.
Where one home sits directly beneath another, sound insulation is a requirement rather than an upgrade, so LVT Vinyl Click-Lock on an acoustic underlay is the practical answer; in a stone terrace, the state of the old subfloor decides more than the surface does.
It works in almost every room, handles the wear of family life, and comes in a huge choice of tones and finishes, from natural matt oak to smoked, brushed and oiled boards. Above another heated home, a Falkirk tenement floor gives away almost nothing, so the layer beneath the covering is doing a sound job rather than a warmth one. The ground-floor flat at the foot of the close is the exception, with real cold beneath it.
Falkirk’s older stock runs to stone-built terraces and to flats within tenements, spread across FK1 and FK2 from Falkirk North and South out to the Braes. We quote no tenure table on this page, because the Scottish census is counted separately. In a tenement the deeds govern, and most carry a condition on impact sound. Within that mix, engineered wood flooring earns its place above all in living rooms, hallways, dining rooms and bedrooms.
A quick tour through a typical Falkirk home:
Tenement flats in FK1 and FK2: In a Falkirk tenement the deeds usually carry a condition about impact sound, which makes insulation something you are obliged to lay rather than an upgrade to weigh up. Price that layer into the job first, then pick the engineered wood that goes over it.
Stone terraces at Camelon and Bainsford: The older terraces here are stone built, and no two of them promise the same thing underfoot, so nothing about the base follows from the address. Survey it and match the covering to what is actually found: engineered wood where there is timber movement to live with.
What no table can settle here: We publish no tenure breakdown for Falkirk: the Scottish census is a separate count, and a figure lifted from the wrong survey would be worse than none. Specification starts at the property instead — what it is built of, what sits above and below it, what the deeds say. Only then does a choice between laminate and LVT mean anything.
Kitchens above another household: A kitchen carries the heaviest traffic in a flat, so a deed condition about sound applies there more than anywhere. Run the resilient layer right across the room rather than stopping it at the units, because a hard bridge at the edge passes footfall straight down to the ceiling below. SPC takes the wear above it.
Engineered Oak Wide Plank · In Falkirk’s older stone terraces, engineered oak works once the subfloor is levelled: its layered board holds shape better than solid timber over an uneven base.
We deliver across Falkirk and Scotland (FK postcodes) from our UK warehouse. Most in-stock orders arrive within a timeframe that depends on the delivery postcode.
Orders for engineered wood flooring head out to Grangemouth, Camelon and Bainsford and the FK postcode area, and everywhere in between. Start with samples: for £1.99 each we send swatches to Falkirk, so you can judge colour and texture where it matters, in your own rooms.
