Browse CollectionsEngineered wood flooring gives you the authentic look and feel of solid timber with far greater stability. A real-oak top layer is bonded to a multi-ply core that resists the seasonal movement which affects solid wood, so it stays flat, performs beautifully over underfloor heating and lasts for decades.
In Carlisle the subfloor picks the product rather than the other way round. Over boards that have been lifted and levelled, Engineered Oak Wide Plank moves less with the seasons than solid board; where the base is solid, a floating floor on a decent underlay is the simpler route.
It works in almost every room, handles the wear of family life, and comes in a huge choice of tones and finishes, from natural matt oak to smoked, brushed and oiled boards. Boards for a Castle or Currock terrace sit over a void vented to outside air, so bring them to room conditions before laying and size the perimeter gap for that seasonal movement.
Two ground-floor types govern the work here. Victorian terraces around Botcherby, Belle Vue and Harraby North sit on suspended timber that wants levelling before anything is laid, while the newer estates on the city’s southern side are solid. Semis outnumber terraces and detached homes across CA1, CA2 and CA3. For exactly these properties, engineered wood flooring comes into its own in living rooms, hallways, dining rooms and bedrooms.

Terraced ground floors in Denton Holme and Currock: The terraced streets that make up much of Carlisle stand on suspended timber, and boards of that age are rarely flat any more. Get them levelled and engineered wood will take the small movement a joist floor never stops making; leave them and the floor finds the hollows for you.
The estates south of the river: South of the river the housing is later work on a solid base, so the whole levelling exercise falls away. Once the slab reads dry, a click laminate or SPC can go over it in a single afternoon.
Kitchens: Which half of Carlisle you are in decides the kitchen. Porcelain tiles want a base that does not flex, which the newer estates have and the old terraces do not; where stiffening the boards is not worth it, LVT gives the same wipe-clean surface for less work.
Back halls out at Dalston and Burgh: The delivery round runs out past the terraces to Dalston and Burgh, where a back hall meets whatever the lane outside is carrying that week. A stone-format LVT copes with grit underfoot, and one spoiled piece can be replaced without the rest coming up.
