A real-oak top layer is bonded to a multi-ply core that resists the seasonal movement which affects solid wood, so it stays flat, performs beautifully over underfloor heating and lasts for decades.
The subfloor decides the specification here, not the postcode. On the slab of a later semi almost anything lays flat; over Victorian timber with a cellar underneath, the boards want levelling first, and engineered oak repays that preparation better than a budget board.

Under a BL9 terrace the void is not a crawl space but a cellar – a room's depth of cold, still air pressed against the underside of the boards, with a heated room above.
