Nearly three in ten Watford households live in a purpose-built flat, and only one in ten in a detached house. Private renting has climbed from one household in five to nearly three in ten in a decade. This is the most lease-governed flooring market in Hertfordshire, and the lease usually has something to say about the floor.
Watford’s housing combines large family homes in Cassiobury and Nascot Wood, mid-century semis across Garston and Oxhey, Victorian terraces near the High Street and modern apartment developments at Watford Junction and Croxley Park. The 17-minute Metropolitan line journey to central London drives consistent demand from commuters at every price point.
Engineered oak in mid-tones is the bestseller across Watford’s family suburbs in Cassiobury and Nascot Wood. LVT vinyl dominates new station-quarter apartments and kitchens throughout the town, while laminate remains the workhorse choice for the town’s significant buy-to-let market.
Quality and value for Cassiobury and Nascot Wood family homes.

Shop rangeWithin Hertfordshire, Watford leans towards flats more than most: 36.5% of dwellings, 28.8% of them in purpose-built blocks. WD17, WD18, WD19, WD23, WD24 and WD25 are all served, including Callowland, Holywell, Leggatts, Bushey Park and Carpenders Park. Blocks like these normally sit on concrete, which makes two things decisive before any adhesive or click system is ordered: the acoustic standard the lease demands, and the moisture state of the screed, measured rather than assumed. Owner occupation fell from 61.6% in 2011 to 55.1%, while private renting rose to 28.2% over the same decade, so a fair share of fitting happens between tenancies, where lead time and a replaceable format matter as much as the look.
At the 2021 census, 36.5% of households in Watford lived in a flat, maisonette or apartment and 63.4% in a house or bungalow — 24.8% of all households in a terraced house.
