Leeds is semi-detached above all, near enough two homes in five, with a quarter terraced across Armley, Beeston, Burmantofts and Harehills. A good share of that terraced stock is back-to-back — one external wall fewer than a normal terrace, and light from one side only.
Leeds offers everything from stone-built Victorian terraces in Headingley and Chapel Allerton to modern apartments along the waterfront and in the city centre. The surrounding areas of Roundhay and Horsforth feature larger family homes where wide-plank oak and premium finishes are in high demand.

Leeds still has around 19,500 back-to-back houses in use, nearly all pre-1919, alongside the through terraces of Harehills and Armley and the inter-war semis further out. Back-to-backs are a genuinely local flooring problem: narrow rooms, suspended timber over a cellar, and joists that have often been notched by generations of pipework. Level the base and check the joists before you commit to a thickness. Leeds also has 80 conservation areas, more than most English cities — in Headingley, Chapel Allerton and Roundhay, original boards are part of what is protected. The South Bank schemes, Aire Park and Whitehall Riverside, are the other extreme: new screed, underfloor heating, engineered wood.
At the 2021 census, 22.0% of households in Leeds lived in a flat, maisonette or apartment and 77.9% in a house or bungalow — 25.0% of all households in a terraced house.
