Samples

The fastest way to know whether a floor is right for your room.

Can I order a sample before I buy?

Yes. Samples are £1.99 each, up to 10 per order, with a maximum of two of any one product. Each one is a real cut from a real board, not a printed swatch — so you see the actual grain, colour and finish. Order samples.

Why are samples not free?

Because you are not receiving a printed card. A sample is cut from the same board you would receive in a full order, which is the only way to judge grain and finish honestly. At £1.99 it stays affordable to order several and compare them side by side. See the sample range.

How many samples can I order?

Up to 10 samples per order, and a maximum of two of any single product. Ten is deliberately generous: comparing a shortlist against your own light and skirting is exactly what samples are for.

What should I look for when my samples arrive?

Look at each sample in the room it is destined for, in daylight and again under your evening lighting — oak in particular shifts noticeably between the two. Hold it against your skirting, doors and kitchen units, and lay it flat on the floor rather than holding it up. Photographs on any website, ours included, cannot do this for you.

Delivery & access

What to expect, and what needs to be ready on the day.

How long does delivery take?

For stock items, delivery is typically within a timeframe that depends on the delivery postcode. That window covers both dispatch from our warehouse and transit with the pallet courier. Made-to-order Bespoke Oak is produced in the UK and its lead time is confirmed with your quotation. Full delivery information.

How much does delivery cost?

Delivery is calculated at checkout once you enter your postcode, so you see the exact cost for your address before you commit — no estimate, no surprise at the end. More on delivery.

How will my floor arrive?

Orders of two boxes and above are palletised and delivered by a third-party pallet courier. Delivery is kerbside: the driver brings the pallet to the edge of your property, not into the house or up stairs. Plan for someone to help move the boxes inside.

What do I need to have ready on delivery day?

Someone must be present to sign. The vehicle needs a hard, flat surface with no inclines and enough turning space for a lorry. If access is tight — a narrow lane, a shared drive, restricted parking — tell us before you order. Where an access problem was not flagged in advance, a redelivery fee applies. Check your access with us first.

Do you deliver to my area?

We deliver across the United Kingdom. One honest limitation: wall panels and worktops cannot be sent to every area — parts of Scotland, Northern Ireland and the South West are excluded for those product groups. Flooring itself is not affected. Check delivery for your postcode.

Can I collect my order from you?

Collection is not offered. We are an online supplier working from a warehouse rather than a trade counter, and everything ships by courier.

Returns, cancellations & damage

The terms in plain words, including the parts that cost money.

Can I return flooring I did not use?

Unopened full packs can be returned within 30 days. A 25% restocking fee applies to non-faulty returns, and return carriage is yours. Opened packs, cut lengths and made-to-order items cannot be returned. Ordering your waste allowance accurately is the cheapest way to avoid this — see how much extra to order. Full returns policy.

What if my order arrives damaged?

Tell us within 7 days and send photographs of the damage — to the packaging as well as the boards, if you still have it. Please inspect the pallet before you sign, because signing constitutes acceptance: note any visible damage on the driver's paperwork. Report a damaged delivery.

Can I cancel or change my order?

Usually yes, provided it has not been dispatched — contact us as early as you can and we will check its status. Once produced, bespoke and cut-to-size orders cannot be cancelled or returned, because they are made to your specification and cannot be resold.

Underfloor heating & room suitability

Which construction goes where, and why.

Will this floor work with underfloor heating?

It depends on how the floor is built, not on how it looks. Engineered wood and LVT are suitable for underfloor heating: a multi-layer core stays dimensionally stable as the floor warms and cools. Solid wood is not — a single piece of timber moves too much across that cycle. Bespoke Oak is approved for all underfloor heating systems. Always follow your heating manufacturer's maximum surface temperature.

Is engineered wood real wood?

Yes. Engineered wood has a real hardwood top layer — the surface you see, walk on and can refinish — bonded to a stable multi-layer core. The difference from solid wood is what sits underneath, not what you see. That core is why engineered boards handle underfloor heating and wider planks without cupping.

Which floor suits a kitchen or a hallway?

Both are high-traffic and see spills and grit, which points towards LVT or laminate for hard wear, or engineered wood where you want real timber underfoot. Large-format porcelain tiles suit kitchens especially well. Our expert flooring guides compare the options room by room.

What is the difference between click and glue-down?

Click boards lock together at the edges and float over the subfloor with an underlay — quicker to fit and liftable later. Glue-down is bonded directly to the subfloor, giving a firmer, quieter floor with no movement underfoot, and is often specified for parquet patterns and larger spans. Which one you can use depends on the product and your subfloor.

Choosing & measuring

Getting the quantity right the first time.

How much flooring do I need?

Measure length × width in metres for each area to get square metres, then add your waste allowance. Split irregular rooms into rectangles and add them together, and measure into doorways and bay windows rather than stopping at the opening. Order the whole job in one go: boards are produced in batches, and a later top-up may not match.

How much extra should I order for waste?

Allow 5–7% extra for straight plank layouts and 10–12% for herringbone, chevron and other patterns, which produce far more offcuts at every cut. Add towards the upper end for rooms with many angles, alcoves or fitted units.

Can I lay a new floor over my existing one?

Often yes — LVT and laminate can go over an existing hard surface such as tile or a stable wood floor, provided the subfloor is flat, dry and sound. It is not suitable over carpet, over a floor that flexes, or where the added height would foul doors or thresholds. Check the individual product's fitting instructions before you commit.

Fitting

What we do, what we do not, and what to get right.

Do you fit floors?

No — we supply only, and that is deliberate. Not carrying fitting teams and showrooms is a large part of why the same floor costs less here. We can point you towards independent installers and advise on the right fitting method for the product you have chosen. Ask us for a fitter recommendation.

Does the floor need to acclimatise first?

Usually yes. As a guide, leave the boxes flat in the room where the floor will be fitted for 24–48 hours before fitting, so the material settles to the room's temperature and humidity — unless the manufacturer's instructions say otherwise, which always take precedence.

Should the kitchen units go in before or after the floor?

Fit the units first and the floor around them. Running the floor underneath traps it beneath heavy cabinetry, removes the expansion gap it needs, and means the whole floor has to come up if an appliance is ever replaced.

Is herringbone harder to fit than straight planks?

Yes, noticeably. Herringbone needs an accurate starting line set from the centre of the room, a very level subfloor, and patience at every cut — a small error at the start multiplies across the floor. Budget 10–12% waste and, unless you have laid one before, use a professional fitter. See the parquet range.

Cleaning & care

Short version: less water than you think.

How should I clean a wood or laminate floor?

Sweep or vacuum often — grit does more damage than anything else, because it is dragged across the surface underfoot. Then mop with a slightly damp mop and a cleaner made for the floor type. Avoid soaking the floor, and avoid steam mops unless the manufacturer specifically allows them.

Can I use a robot vacuum?

Yes, on any of our hard floors. Keep its brushes and wheels clean so it is not carrying trapped grit around the room, and empty it regularly.

How do I stop scratches?

Doormats at every external door, felt glides under furniture legs, and lift rather than drag anything heavy. Most scratches arrive on shoes as grit or under a chair that was pushed instead of picked up.

Trade & larger projects

For fitters, builders, developers and interior designers.

Do you offer trade pricing?

Yes. Trade accounts receive up to 10% off prices, applied automatically at login — no codes, no minimum order. Applications are approved in 1–2 working days. Apply for a trade account.

Is there a discount for larger volumes?

Yes, and it stacks by area: −3% from 25m², −5% from 60m², −8% from 120m². For anything larger, or for a phased project across several plots, talk to us directly.

Can I pay on account?

An invoice account is available subject to approval. Terms are agreed with you individually as part of that application. Start a trade application.

Guarantee & about us

Who you are buying from, and what stands behind the floor.

Is the flooring guaranteed?

Our flooring carries a 25-year structural warranty. It covers the integrity of the board itself — delamination and structural failure — under normal domestic use and correct installation. It does not cover surface wear from grit, water damage or fitting errors.

Who are Homes & Floors?

A UK flooring supplier, founded in 2019 and still run by its founder, Shahid Sharif. We sell online and direct, with no showrooms and no fitting teams — which is precisely why the same specification costs less here. Customers rate us 4.6 / 5 on Trustpilot and 4.9 / 5 on Google. More about us.

Can I speak to someone before I order?

Yes, and we would rather you did than guess. Call 020 3858 0353 and you will reach someone who knows flooring — no call centre. We will happily talk through subfloors, quantities, access for the pallet, or which of two samples to go with. Other ways to reach us.
